Apartments & walk-ups

Multi-unit and commercial.

Apartments, fourplex and sixplex buildings, and three storey walk-ups. Repeated units, fire separations and a schedule that other trades are stacked behind.

How we work

On a multi-unit build the schedule is the budget.

Multi-unit framing is judged on two things that pull against each other: it has to be right, and it has to be done when the schedule says. On a fourplex or a three storey walk-up there are crews stacked behind you, and a frame that is perfect and two weeks late has cost the general contractor real money.

The way to hold both is to quote honestly at the start. We look at scope, spans, access and staging before committing to dates, and we say plainly what our crews can carry rather than agreeing to a timeline that was never realistic. Then when something on site does change it, you hear about it that day instead of finding out at handover.

Schedule focused executionDates quoted honestly, and changes flagged the day they happen.
Inspection readyFramed so the inspection is a formality rather than a negotiation.
Coordination with other tradesBuilt so mechanical and electrical are not fighting the frame.

Questions

Multi-unit questions.

Yes, both. We frame apartments, fourplex and sixplex buildings and three storey walk-ups alongside single family work. The crews and the standard are the same. What changes on a multi-unit job is the coordination, the repetition and the schedule other trades are stacked behind.

Regularly. Most of our multi-unit work comes through general contractors and developers who hand us the framing scope. We have also framed government funded housing projects under a general contractor, so we are used to the paperwork and inspection those bring with them.

We quote the timeline honestly rather than agreeing to whatever gets us the job. That means looking at scope, access, staging and crew availability first, then committing. If something on site changes the sequence, you hear it from us early rather than late.

Up to three storey multi-unit buildings, including fourplex, sixplex and apartment blocks. We will tell you straight at quoting stage whether a job suits our crews. Taking on work we are not sized for helps nobody, and a framer who overcommits holds up every trade behind them.
